Why Not Buy Off Plan?

The reputation of Blue Sky Developing along with our award-winning levels of quality and specification means that many of our homes are reserved and sold before they have been fully built!  This is known as buying off-plan.

There are two main advantages to buying off plan. Firstly, by reserving early, you can further tailor the specification, fixtures and fittings to suit your lifestyle. Secondly, given how quickly our homes sell, you get to secure the exact plot / apartment you want for complete peace of mind.

To buy off plan, these are the steps you need to take:

1 - Select Your Desired Plot / Apartment

Having looked at our website, reviewed the e-brochure and floor plans and possibly visited the actual site you will need to choose your preferred plot/ apartment.

2 - Pay a Reservation Fee

Now you have selected your perfect plot / apartment, you will need to secure it by paying a reservation fee (please ask us for details).

3 - Arrange a Mortgage (if necessary)

For those requiring a mortgage, now is the time to select a provider and complete all necessary paperwork.

4 - Appoint Solicitor or Conveyancer

Provide them with a copy of your reservation documentation and full details regarding the purchase, to include the exchange of contract deadline.

5 - Exchange of Contracts

On exchange of contracts and payment of your deposit and we have had confirmation from out solicitors of received funds, you will be handed the keys to your new home.

6 - Time to Move In

With the build of your home complete, it’s now time for you to move in!


FAQ’s

When purchasing your new Blue Sky Developing Home, it is only natural to have a questions relating to both the property and the buying process. Below, we provide answers some of the most frequently asked questions.   • Buying off-plan is quite literally - as the term suggests - buying a property from seeing a set of Blue Sky Developing’s proposed plans for a new build scheme.

    It might be the case that the development has yet to begin or that development has recently started.

    Such is Blue Sky Developing’s reputation - for high levels of finish, specification and choice of high-quality areas for build - that we often get discerning customers wishing to secure a plot early on. This can have several advantages:

    1.      You get to secure the plot / home that’s perfect for your requirements before it’s lost to someone else.

    2.      You get to influence some of the specifications to make a home that’s more bespoke to your personal requirements and tastes. For example, you might want a particular style of kitchen or bathroom.

    3.      You are afforded an extended time frame in which to source the best possible mortgage arrangement and solicitors / conveyancers.

  • A reservation fee is a set sum of money that you can pay to ‘hold’ your new Blue Sky Developing home.

    The fee reserves your choice of home for a set period, usually around a calendar month, giving you peace of mind that no one else can purchase your home whilst you make arrangements and come to a firm decision that the home is definitely something you want. Usually, at the end of the period, you will need to exchange contracts.

    Reservation fees can vary in relation to the home’s value, but are typically around £2000. Moving forwards, this sum and will be deducted from the purchase price

    Given Blue Sky Developing’s reputation for quality, specification and for selecting the best locations, it’s very rare that people change their mind. However, as part of the Reservation Agreement, you have the right to cancel and there is a 14 day ‘cooling-odd’ period.

  • Blue Sky Developing has an enviable reputation and has won awards for its high levels of quality and specification. Nonetheless, we still recognise the importance of a good warranty.

    At Blue Sky Developing, we are justifiably proud of our high levels of build quality, specification and design; it’s everything that the ‘Blue Sky Brand’ has become renowned for.  

    However, we recognise that a new home purchase is most likely going to be the most expensive investment you will ever make and therefore, we understand the need for added peace of mind.

    Blue Sky Developing Homes come with a 12 year (rather than the usual 10) ‘Build Zone’ warranty. This is guarantee that covers your new-build / home, once complete, from any structural issues that may be caused by defects in design, construction and building materials.

    In the highly unlikely situation that any structural remedial work is required, the guarantee - to you and your lender / mortgage provider - is that the cost of any remedial work is fully covered.

    The quality of ‘Build-Zone’ warranty coupled with Blue Sky Developing’s levels of build quality and specification also ensures you of a speedy sale….in the unlikely event that you wish to sell!

    However, despite our reputation for giving the closest levels of attention to every single aspect of a new home, for many - viewing the finished product is essential – even for those that have already bought of plan and paid a reservation fee. After all, viewing a new home is supper exciting!

    Besides our reputation and a full 12- year new build warranty, there’s nothing quite like a viewing, of a completed home, to provide further peace of mind.

    A viewing ensures that you’re getting value for money and that you have a full understanding of our high levels of specification and finish. It’s also a great opportunity to ask either ourselves or our marketing partners any further questions - after all - there’s nothing quite like a face-to-face meeting to get direct answers!

  • Whether or not Blue Sky Developing homes are freehold or leasehold, much depends upon the nature of the development.

    In general, all new build homes such as bungalows, detached and semi-detached houses are freehold. This means that when you purchase (either with or without a mortgage) you are listed on the Land Registry as owning the ‘title absolute;’ that’s to say that you have full control over the property as well as the land it stands on.

    As the owner of a freehold property, you are responsible for maintaining the building, the land it stands on, underground drainage and any designated boundary fences or walls.

    Apartment developments work slightly differently. If you were to purchase a Blue Sky Development apartment, your home would be leasehold. This isn’t a bad thing because with apartments leaseholds serve a valuable purpose. They ensure that essential maintenance is done to the large property in which you own an apartment.

    Essential work might well be tending the communal grounds, lawns and gardens as well as painting / decorating and repairing (as required) communal areas both inside and outside the apartment block – all of which helps to maintain the appearance, desirability and value of your apartment.

    For all such works, as the owner of a new apartment, you would pay an annual service charge. This might be anywhere in the region of £1000 to £1500 a year, which if you break it down over 12 x months equates to what you would spend on the upkeep of a house!

    Whilst flats and apartments can be significantly devalued with anything less than 80 years remaining on a lease, Blue Sky Developments new apartments come with a 999 year lease- more than enough to outlast your custodianship and that of future generations of your family- should you wish to pass ownership on!  

    Regardless of whether you purchase a Blue Sky Developing house, bungalow or an apartment – and regardless of whether your home is freehold or lease hold, you can take complete peace of mind in the fact that all our homes are covered by a 12-year ‘Build-Zone’ warranty which covers any costs in the unlikely event that structural issues might arise caused by defective design, construction or building materials.
